This tool estimates ownership vs. renting using your assumptions: purchase price, down payment, mortgage rate and term, monthly rent, holding period, optional annual home appreciation, annual rent growth, and monthly carrying costs. Mortgage payments use a standard fixed-rate amortizing schedule; ending loan balance is computed month-by-month through your holding period.
